​Post-War Housing: The Dominant Scarborough Story
Unlike central Toronto's pre-war Victorian stock or the newer York Region subdivisions, Scarborough is almost entirely a product of the post-war suburban building boom. The vast majority of residential properties across Agincourt, Malvern, Woburn, Bendale, Dorset Park, L'Amoreaux, Wexford, Kennedy Park, and West Hill were built between 1950 and 1975 — giving the plumbing systems in these homes a service age of 50 to 75 years. This is the era of cast iron drain lines and copper water supply pipes. Cast iron at this age is reliably problematic: joint seals have dried and cracked after decades of thermal cycling, tree roots have exploited those cracks throughout Scarborough's heavily treed residential streets, and the interior bore has narrowed from scale buildup that periodic snaking can temporarily clear but not resolve. A camera inspection in a 1960s Scarborough bungalow will frequently show multiple sections of drain that need attention beyond what any amount of chemical drain cleaner can provide. Copper supply lines of this vintage are generally still functional but approaching the age range where pinhole leaks at joints become a real and growing risk — particularly along hot water runs and at shutoff valve connections.

Birchcliff, Cliffside, and the Kingston Road Corridor: Older Still
The southern Scarborough communities along Kingston Road and the Bluffs waterfront — Birchcliff, Cliffside, Clairlea, and Scarborough Village — contain a generation of housing older than the inland post-war belt. These streets were developed from the 1920s through the 1940s, which brings the plumbing profile closer to what we see in Etobicoke's lakeshore communities and the former City of York: galvanized steel supply lines, clay tile drain pipes, and in some properties from the 1940s, the possibility of Orangeburg pipe in the drain system. At 75 to 100 years of age, these materials are well past any reasonable service life. If you own a home in Birchcliff or Cliffside and haven't had a plumbing assessment, the combination of low water pressure, slow drains, and the age of the property is enough reason to book a camera inspection.

Ravine Proximity and Basement Flooding
Scarborough has an extraordinarily extensive ravine and watercourse network — Highland Creek, the Rouge River, Morningside Creek, and the deep ravines that run north from the Scarborough Bluffs all cut through residential neighbourhoods in ways that create genuine groundwater and flooding risk for nearby properties. Homeowners with properties adjacent to or below ravine grade are particularly vulnerable during heavy rain events and spring snowmelt. Even properties not directly ravine-adjacent may be at risk if they sit in a combined sewer drainage area that surcharges during heavy rainfall. The practical protection is a combination of backwater valve installation (to prevent sewer surcharge backup) and a properly sized sump pump with battery backup (to manage groundwater infiltration). As of May 2026, the City of Toronto's Basement Flooding Protection Subsidy Program covers up to $6,650 per eligible property for this work. We assess flood risk honestly — including whether the risk is sewer-based, groundwater-based, or both — and recommend accordingly.

Scarborough City Centre and the Kingston Road Condo Corridor
Scarborough City Centre — the area around McCowan Road and Ellesmere Avenue — is undergoing a significant transit-oriented densification, with several high-rise residential projects in various stages of development following the Scarborough Subway Extension. The Kingston Road corridor from the city boundary down to the Bluffs has also seen consistent condo and stacked townhouse development over the past decade. Condo plumbing calls in this corridor include unit drain blockages, fixture replacements, PRV issues in newer buildings, and coordination with property management for unit shutoffs. Secondary Suites and Basement Conversions
Scarborough has one of the highest rates of secondary suite creation in Toronto — basement apartments and in-law suites are extremely common across the post-war bungalow belt, driven by family structure, housing affordability, and rental income. Many of these suites were added without permits or with plumbing that doesn't meet current Ontario Building Code — particularly around drain venting, trap configuration, and wet-over-dry rough-in for bathrooms above finished basement spaces.
