Pre-War and Victorian-Era Homes (Pre-1945)
Toronto's oldest neighbourhoods — the Annex, Cabbagetown, Rosedale, Trinity-Bellwoods, Parkdale, and Leslieville — are full of homes built before World War II. These properties frequently still have their original clay tile or Orangeburg drain pipes, which have a service life of around 50 years and are now well past it. Galvanized steel water supply lines are also common in these homes; they corrode from the inside out, gradually restricting flow until pressure drops noticeably and discoloured water appears at the tap. If your Toronto home was built before 1945 and you haven't had a camera drain inspection, it's worth doing before a small issue becomes a basement backup.

Post-War Bungalows (1945–1970)
The post-war building boom filled North York, Etobicoke, Scarborough, and the former City of York with detached bungalows and semi-detached homes. This era of construction typically used cast iron drains (durable but prone to root intrusion and joint failure as they age) and early copper water supply lines. The copper is generally still serviceable, but cast iron drains in the 60–80 year range often need lining or replacement. Basement rec room conversions in this era also introduced drain tie-ins that weren't always done to code — a common source of slow drains and backups today.

Basement Flooding and Combined Sewers
A large portion of Toronto's older residential areas — particularly in the east end, the former City of York, and parts of Etobicoke — are served by a combined sewer system, where stormwater and sanitary sewage share the same pipe. During heavy rain events, this system can surcharge, forcing sewage back up through basement floor drains. This is not a reflection of your home's plumbing — it's a municipal infrastructure issue. The best protection is a properly installed backwater valve, which prevents backflow from entering your home. As of May 1, 2026, the City of Toronto expanded its Basement Flooding Protection Subsidy Program to offer up to $6,650 per property for eligible work — including installation of up to two backwater valves and alarms, a sump pump with alarm and battery backup power, and severance and capping of a home's storm sewer or external weeping tile connection. Toronto Condominiums
Toronto now has one of the highest concentrations of high-rise condominiums in North America, particularly in the downtown core, Midtown around Yonge and Eglinton, and the waterfront. Condo plumbing issues are distinct from low-rise residential: pressure-reducing valves (PRVs) that fail and cause either too-high or too-low water pressure throughout a unit, unit-to-unit drain stack blockages, dishwasher and in-suite laundry tie-in issues, and bathroom fixture replacements that require shutting off the unit water supply. Renovation Plumbing

Toronto has seen a significant renovation wave over the past decade, particularly in older east-end neighbourhoods like Leslieville, Riverdale, Danforth Village, and The Beach. Gut renovations frequently expose original drain and supply systems that need to be brought up to current Ontario Building Code before walls are closed in.
