New Construction: The Ten-to-Twenty Year Window
Markham's residential growth over the past two decades has produced enormous new communities — Cornell, Cathedraltown, Berczy Village, Wismer, Greensborough, Swan Lake, Box Grove, and Legacy — that are now moving through the ten to twenty year mark, the window where builder-grade fixtures reliably begin to fail. The heritage residential properties and older commercial buildings in Unionville and the Markham Village core contain plumbing infrastructure that reflects their age: galvanized or early copper supply lines, cast iron or clay drain systems, and original fixtures that have been modified and adapted over successive decades of ownership. Townhouse and Stacked Townhouse Drain Dynamics
A significant portion of Markham's new construction housing stock is townhouse and stacked townhouse rather than detached — particularly in Cornell, Cathedraltown, and the newer communities along Donald Cousens Parkway. Townhouse plumbing shares characteristics with condo plumbing in that drain stacks often run through party walls and serve multiple units. When a drain issue in a townhouse doesn't resolve with standard clearing, the blockage is sometimes further down the shared stack — outside the individual unit.
