These homes are 60 to 75 years old, and their plumbing systems reflect that directly. Cast iron drain lines at this age present a consistent pattern: the lead-and-oakum joints that connect pipe sections have dried and cracked over decades of temperature cycling, tree roots have found those cracks and grown into the pipe interior, and the accumulated scale and buildup inside the bore cannot be cleared by snaking alone — it needs to be assessed with a camera before any decision is made about how to proceed. Copper water supply lines from this era are generally still in service but are past the age where pinhole leaks at joints and elbows can be dismissed as unlikely. In homes where the water pressure has been gradually declining over months or years and the water heater appears to be underperforming, the culprit is sometimes a narrowed copper supply line rather than the heater itself.

Original Shut-Off Valves: A Specific Downsview Risk
In homes built in the 1950s and early 1960s, the original shut-off valves — under every sink, behind every toilet, on the main supply line — are now 60 to 70 years old. In most of these homes, those valves have been sitting in the open position for their entire service life and have never been operated. Gate valves from this era, when finally called upon to close during a repair or emergency, frequently seize, fail to seat properly, or break — turning a routine fixture replacement into a situation that requires shutting off the street service. The Downsview Park Redevelopment: New Construction Plumbing
The former CFB Downsview lands — roughly 375 acres bounded by Sheppard Avenue West, Allen Road, Keele Street, and Chesswood Drive — represent one of the largest urban intensification projects in Canadian history. The site is being developed into a dense mixed-use community with thousands of new residential units across multiple phases. Downsview's established residential streets — like much of the former City of North York — are served in many areas by Toronto's combined sewer infrastructure, where stormwater and sanitary waste share the same underground pipe. During significant rainfall events, this system surcharges, and the backup most commonly appears through the basement floor drain. This is not a reflection of the home's plumbing condition — it is a consequence of the infrastructure that was installed when the neighbourhood was built in the 1950s. A backwater valve is the standard and most effective protection, and the City of Toronto's Basement Flooding Protection Subsidy Program covers up to $6,650 per eligible property for this and related flood protection work as of May 2026.

Humber River Proximity: Groundwater Considerations
The western edge of the Downsview area approaches the Humber River valley, and properties in the lower-lying areas near Humber Summit and the river corridor can experience elevated groundwater levels, particularly during spring snowmelt and heavy rain periods. Where basement moisture or seepage is related to groundwater rather than sewer backup, a sump pump with battery backup is the appropriate solution — and in some cases, both a backwater valve and a sump pump are warranted.
