The established residential streets of Willowdale, Bathurst Manor, Newtonbrook, and Don Mills were built predominantly between 1950 and 1975 — giving the plumbing systems in these homes a service life of 50 to 75 years. Cast iron drain lines at this age present a consistent set of problems: decades of thermal cycling have dried and cracked the lead-and-oakum joint seals, tree roots have exploited those cracks, and the interior bore has accumulated scale and buildup that standard snaking can temporarily clear but not resolve. In many homes, the cleanout access points are original and in awkward locations that make servicing difficult. A camera inspection gives you a complete picture of what's happening inside the drain system — not just the section that blocked last Tuesday, but the full run from house to street. Copper water supply lines in this era are generally still serviceable but entering the range where pinhole leaks at joints and elbows become a real risk, particularly along the hot water runs.

The City of Toronto's Basement Flooding Protection Subsidy Program, expanded as of May 2026, now offers up to $6,650 per property toward the cost of this work and related flood protection upgrades. High-Rise and Condo Plumbing Along the Yonge and Sheppard Corridors
North York Centre — the high-density zone stretching along Yonge Street between Sheppard and Finch — is one of the most condo-dense areas in Canada. The towers here range from 1970s and 80s rental buildings to 2020s glass condominiums, and each era has its own plumbing profile. Flemingdon Park and Thorncliffe Park: Aging Mid-Rise Stock
East of the Don Valley, Flemingdon Park and Thorncliffe Park are home to a large stock of mid-rise apartment buildings built in the 1960s and early 1970s — a generation of construction that is now 50 to 60 years old and showing it. These buildings were typically plumbed with cast iron drain stacks and galvanized steel supply risers, both of which have long since reached or exceeded their service life. Galvanized steel supply lines corrode from the inside out, gradually reducing flow and eventually discolouring water. Cast iron stacks at this age are prone to joint failures and corrosion holes that cause leaks between floors. While building-wide infrastructure is the responsibility of the property owner or management company, individual unit plumbing — fixture replacements, in-unit drain clearing, shut-off valve replacements — is typically the tenant's or unit owner's responsibility, and we handle those calls throughout these buildings.
